Republic Investment Company has a reputation earned over 25 years for being able to quickly perform on opportunistic acquisitions. The Firm is currently invested in multifamily, office and retail assets in the U.S. Northeast. Republic has recently widened its efforts to include Los Angeles, thereby focusing investment and lending efforts primarily in New York and southern California. Further, the investment team continues to expand its staff in New York in anticipation of further investment opportunities becoming available.
Republic primarily considers two asset classes: commercial real estate and mortgages/notes on commercial real estate. Given the current environment and the Firm’s experience purchasing assets from banks, the FDIC and the Resolution Trust Corp. in the early 1990’s, the team has leveraged existing and begun new relationships with traditional bank lenders, specialty finance firms, CMBS special servicers and select intermediaries in an effort to purchase notes where the underlying collateral resembles real estate in the Firm’s portfolio.
The Firm has the good fortune of a stabilized portfolio with long term financing in place, allowing it to deploy its significant cash resources to new investments. Most recently in the current cycle, the Firm purchased a sizeable note from a Wall Street lender as well as a pool of loans from the FDIC, where it acted as receiver for a failed California lender.
In both instances, Republic's ability to quickly diligence and close within a week were deciding factors in consummating the transaction.
